Purchasing a house is seldom just about the condition of its four walls; location is equally critical. Once finished in 2025, Midtown Modern is expected to bring further vitality to the Beach Road neighbourhood.
The premium development will be located along Tan Quee Lan Street, just above the Bugis MRT Interchange, providing residents with seamless access to the rest of Singapore.
According to Cheng Hsing Yao, the company’s global managing director, capitalising on the key position, property developer GuocoLand disclosed that acquiring the site was critical for controlling access to the MRT station.
This would provide residents and tourists with unmatched access to two MRT lines – the EastWest and Downtown – and appeal to families seeking a home in the CBD.

Midtown Modern will include 558 residential units distributed over two 30-story apartment buildings with ground-floor commercial space. At the development’s debut, pricing for units will begin at $1.1 xx million.
Guoco Midtown integration
Residents of Midtown Modern will also have access to facilities beyond the retail options on the development’s first floor as part of Guoco Midtown. Guoco Midtown is destined to become a thriving lifestyle destination.
With 770,000 square feet of Grade A office space, 219 units at Midtown Bay, an 80,000 square foot business and lifestyle Network Hub. It include three retail villages totaling approximately 50,000 square feet, and over 400,000 square feet of landscaped gardens and public spaces, residents at Midtown Modern will be greeted into a larger community within the CBD.
“Owning a property in Midtown Modern entitles you to a piece of Guoco Midtown,” explains Dora Chng, general manager for residential at GuocoLand Singapore.
“Because our commercial and retail areas are not for sale, residents can be confident that we will be here to manage the property for them for the foreseeable future.”
Direct access to services and amenities
Midtown Modern residents will also have direct and covered access to three more MRT stations through Guoco Midtown: City Hall MRT Interchange, Promenade MRT Interchange, and Esplanade MRT Interchange, adding to the ease of city life.
Homeowners will have immediate access to projects such as Duo and Bugis Junction through an underground connection. Additionally, a continuous covered connection will connect inhabitants to Suntec City, Marina Square, and Millenia Walk, as well as farther out to Marina Bay Sands and Gardens by the Bay through the Helix Bridge.
Midtown Modern, along with the broader Guoco Midtown development, is positioned as a vital link between Singapore’s three main office micromarkets: Bugis, City Hall, and Marina Centre, according to GuocoLand.
The CBD’s viability
The North-South Corridor, which will run alongside Midtown Modern and Guoco Midtown, will be the city-first state’s integrated transportation corridor, complete with bicycle lanes, pedestrian walkways, and dedicated bus lanes.
When finished, the 21.5-kilometer-long project would link Singapore’s city center to its northern area. Additionally, the cycling track will connect to the Park Connector Network and local bike routes across the corridor, improving accessibility and offering a leisure option for families in Midtown Modern.
Although GuocoLand designed Midtown Modern to be surrounded by natural greenery, future residents will also have access to the upcoming Bukit Timah-Rochor Green Corridor, which will connect three national gardens – Jurong Lake Gardens, Singapore Botanic Gardens, and Gardens by the Bay – and provide additional recreational opportunities for residents to explore the island and connect with nature.
Schools are also easily accessible from Midtown Modern for families with children. Anglo-Chinese School is located three stations from Newton on the Downtown Line, whereas Singapore Chinese Girls’ School and St Joseph’s Institution are located four stops from Stevens MRT.
Meanwhile, the East-West Line provides a diverse array of educational opportunities: Anglo-Chinese Junior College is located nine stations from Buona Vista MRT station, whereas Singapore Polytechnic is ten stops away in Dover.
GuocoLand has already shown its worth by revitalizing Guoco Tower with 1.7 million square feet of office, retail, hotel, luxury residences, and a manicured urban park.
After business hours, eating establishments and the public plaza, which is immediately linked to Tanjong Pagar MRT station, remain active far into the night.
GuocoLand, with its track record of developing award-winning buildings, will perform the same magic on Midtown Modern. Residents should expect nothing less than the finest.
